Joanie Simon is a professional food photographer, online educator, wife, mom and potato enthusiast based in Phoenix, Arizona. She loves working with food brands and restaurants to tell their stories through creative food photography and styling. Joanie founded The Bite Shot on YouTube in 2017 in an effort to help shorten the learning curve for new food photographers and bring the food photography industry closer together.

Chad Carson is an early retiree who used real estate investing to reach financial independence. His new book Retire Early With Real Estate teaches others to do the same.
Before real estate investing Chad graduated from Clemson University where he was a Rhodes Scholar finalist and a 2-year captain of the football team as a linebacker. Soon after college when Chad was 23, he and a business partner began real estate investing from scratch. Today they own a portfolio of 90 rental units and private mortgages.
Chad focuses on using real estate income to retire early and do what matters. For example, in 2017 and 2018 he, his wife, and two young daughters lived in Ecuador in South America. He also enjoys teaching, getting outdoors, exercising, and working on local community projects like pedestrian/bike paths.
In this episode we talk about how he got started into the real estate industry, what life was like living in Ecuador for 17 months, his definition of financial independence (one of the best I’ve heard so far), how to figure out how many properties you need to retire and take care of the bills financially, what to look out for when you’re financing 1 property vs. 10 properties.
